QLD Industrial | ‘Steady as She Goes’
Demand for industrial property in Queensland is steadily growing with take up in strategic logistic locations. Due to limited availability of stock and strong demand for industrial assets, the result is rising prices and tightening yields for prime grade. According to PDS Group, current investment in industrial land and value of projects is significant. PDS Group are currently acting as Project and Development Managers on several projects providing an expert development and project management team on the ground to manage the investment and delivery.

Australia Post builds its new parcel warehouse on a massive scale
PDS Group started work with Australia Post earlier this year on a massive 50,000 square metre fully automated parcel system warehouse at Goodman’s Redbank Motorway Estate, Redbank, Brisbane. The $200 million investment will provide Australia Post with the ability to manage parcels at a much faster speed to meet high demands, domestically and internationally for rapid delivery of online orders. The new warehouse will manage small, medium and large parcels and impressively be the largest parcel management system in Australia.
PDS Group provided expert advice and management to ensure the developer clearly understood Australia Posts specific requirements.
LOGOs and Asahi Schweppes build one of Australia’s tallest warehouses
One of Australia’s tallest warehouse buildings located at Heathwood, QLD, was completed in 2018 for LOGOs and Asahi Schweppes. PDS Group was appointed due to our extensive experience in Project Management and Development Advisory within the Industrial sector.
The extremely tall 30 metre warehouse had a construction value in excess of $20 million. “Interestingly, a normal warehouse is usually around 10 metres tall, so this development is unique within the Industrial sector,” explains Mr Michael Sutherland, Director – QLD, PDS Group.
The project involves the storage, sortation and dispatch of palletised format product delivered from off-site manufacturing plants. Once the product arrives on site it is fed in to the automated storage system which utilises a 30-metre high crane that runs up and down the aisles to pick and sort goods based on customer orders and deliveries.
PDS Group proudly certified six early access handovers for the Asahi Schweppes Beverages Facility with the initial and final practical completion in accordance with the Agreement for Lease in 2018.
Vic & SA Industrial | Update
PDS Group are expanding our relationship with 151 Property, by managing two large industrial projects in Pooraka South Australia. Both projects are pre-lease deals with new tenants and have a combined construction value of over $17 million, representing substantial investment in the South Australian property market.
PDS Group managed this project early in the lifecycle, which included facilitating the tender, contract drafting and negotiation and award.
This state-of-the-art purpose-built pharmaceutical distribution centre is currently under construction at Goldsborough Industrial Estate for Sigma Healthcare. Upon completion in early 2019, it will assist Sigma in servicing the biggest network of pharmacies in Australia. The 10,000m2 distribution centre will be fully climate-controlled and includes automated storage systems, solar power as well as other environmentally friendly design solutions.
On the adjoining site, 151 Property are in final Agreement for Lease negotiations on a purpose-built warehouse of approx. 8,000m2. PDS Group will also facilitate the tender, contract and award stage.
With design and construction expected to commence later in 2018, PDS Group will provide expertise in ensuring design efficiency and consistency across both projects, despite the separate contractors and competing time frames.
NSW Industrial | 151 Property – Wetherill Park
PDS Group were engaged by 151 Property to provide a project feasibility study of an existing factory and distribution facility at Wetherill Park, NSW. The existing facility was nearing end of lease, and further development potential for highest and best use as an Industrial asset was required. This exploration process involved consideration of expanding the existing irregular “L” shaped footprint from 5500m2 to a facility of 10,000m2.
“PDS Group’s extensive industrial experience allowed us to apply our front-end design knowledge across a rigorous review of the design options.” explains Ken Mullins, PDS Group, National Project Director. “Challenged by a flood path issue from an adjoining canal, it was proven through exhaustive design options that the best solution for the site was to increase the area of hardstand storage.”
Through a desktop cut and fill of the site ensuring the newly constructed hardstand did not create any physical barriers to the overland flow onto neighbouring downstream properties, as required under the local government’s Development Control Plan. PDS Group’s front-end feasibility knowledge produced a “best fit” for our client 151 Property maximising the asset’s potential value.
