Melbourne | Premier Tower
Premier Tower, situated in a prime Melbourne CBD location on the corner of Bourke and Spencer Streets, will boast a 172 room hotel within the 6 level podium, within a mixed use development.
“The Project Team has gone to great lengths to maintain a full separation of access and services between the operational Hotel and Residential components. Based on our extensive experience working in this sector, we know this separation will assist with the management and maintenance of both areas,” said Simon Denny, PDS Group Associate Director.
Due for completion in late 2020, the hotel will also contain ground floor food and beverage offerings, a pool, gym, meeting rooms and various business amenities. Designed by architects Elenberg Fraser, Premier Tower features a distinctive “wave like” curved façade inspired by pop icon, Beyoncé.
Perth | Fragrance NV Hotel
PDS Group is well positioned in the planning and delivery of several hotels currently under construction and/or in the planning phase. The Fragrance NV Murray St hotel development (a 4.5 star hotel development across 27,500m2) with 431 hotel guest rooms, a dedicated floor with function/conference rooms, a full size gym with sauna and day spa, an external 15m heated pool with pool bar and a bespoke asian fusion restaurant, is currently under construction, and ahead of the programme with an expected completion date of late November 2019, and operating before Christmas.
In conjunction with local and international design consultants, PDS Group has been working with an international client to finalise the interior design and finishes selection across the guest rooms, conference rooms, gym and ground floor restaurant with supporting commercial kitchen and back of house facilities. PDS Group has been instrumental in managing the clients’ expectations on the final design outcomes to be achieved and the seamless integration of the hotel operator’s branding, FF&E and food & beverage concept into the final built form. The latest WA Tourism statistics indicates that 20.16 million day trips were taken within the State and 10.8 million overnight (domestic and international) visitors came to or travelled within WA. Together, these visitors spent $9.2 billion in the State, of which $4.3 billion (47%) was spent in Regional WA. Despite a decrease in the total number of nights international visitors spent in the State, international visitation to WA increased by +1.1% in the year to reach 967,000 visitors, equivalent to 11.6% of all international visitors to Australia.
Over the last 6 years, following a shortage in quality hotel rooms experienced during the mining boom, the Hotel & Hospitality sector in WA has been full steam ahead to provide modern hotel accommodation (hotels, motels and serviced apartments). Since 2012 the latest statistics indicate that 16 new hotels (2,019 rooms) have been built, 3 have been renovated (452 rooms), 8 are under construction (1,877 rooms), 2 hotel developments (440 rooms) have been approved for development on Crown land and yet to be built, 2 hotels have building permits issued for construction (286 rooms) and 8 development approvals (2,387 rooms) have been issued and pending commencement of construction.
Deloitte’s Tourism & Hotel Market Outlook indicates ‘that international tourist arrivals to Australia over the last three years have consistently outpaced economic growth. All indications are that this trend is set to continue. There is also a non-negligible possibility that growth may outperform relative to our expectations.’ They also report that ‘2019 and 2020 are expected to see the largest number of new rooms becoming available, with an increase of 3.4% to total supply each year’.
